Minimum Term

Once references have been completed successfully, subject to the landlord's approval, we would expect tenants to commit to a minimum fixed term of six months.  The tenancy agreement will be drawn up specifying the dates that apply and also detail the notice required to end the tenancy on or after the end of the fixed term.

Your commitment to the tenancy will require you to be liable for rent and responsible for the property as detailed in the tenancy agreement, at least for six months.  These responsibilities will continue until the end of the notice period required by the terms of the agreement.

We would not normally agree, or commit the landlord, to an initial term of more than six months.  If at the end of a fixed term, you would like the landlord to consider agreeing to a further fixed period, a request should be made in writing at least one month before the end of a current fixed period.  Depending on the circumstances, granting another fixed term may be subject to up to date application and referencing procedures, and in either case will incur administration charges of no less than £50 plus vat.
