Furniture & Furnishings (fire) (safety) Regulations 1988
We are obliged to inform you that any lettings we arrange must comply with regulations under the Consumer Protection Act 1987. Failure to comply can result in heavy fines and possible imprisonment.
As from 1st January 1997 the regulations insist that all new and second-hand furniture including items that are upholstered or have foam or internal soft filling, provided as part of the let, must comply. These regulations do not apply to existing tenancies which commenced prior to 1st March 1993. However, we strongly recommend that all furniture provided as part of any let, should comply.
Items that are upholstered or have foam or internal soft fillings, must comply with the regulations.
Any furniture manufactured before 1950 is exempt from the regulations as are carpets, curtains and bed linen. It is important that you check any items have not been re-upholstered with an illegal filling.
Furniture produced since 1988 should have been manufactured to comply with these regulations, Time was given until 1st March 1990 for full compliance. Since the 1st November 1988, furniture should have a permanent label attached (except mattresses and bed bases) which should include the following statement:- “meets the 1988 safety regulations” together with other identification details.-
