Referencing

One application form is required for each household member over the age of 18, and each applicant will be named on the tenancy agreement should the application be successful.

Each application must be submitted with a) one photographic proof of identification (driving licence/passport) and b) your most recent bank statement showing salary paid into the account.

We expect at least one applicant to be in full time, permanent employment.  The references are conducted by an independent company who will need to be able to prove that your joint earnings are in excess of two and a half times the full yearly rent.

The referencing company will endeavour to provide a conclusive report within 7 days, however, this can not be guaranteed, so moving arrangements should not be booked until such time that we have contacted you to confirm that all necessary paperwork is in place.  It may help also if the people named on your application are advised in advance that an organisation may be approaching them to confirm details about you.  This may speed up the process.

A guarantor may be required in certain circumstances and will be expected to follow a similar procedure to that above.  It is likely that they will be expected to be earning in excess of two and a half times the full yearly rent and their own mortgage/rent combined.

Submitting an application form does not commit the landlord to accepting an applicant as a tenant or commiting to a tenancy agreement.
