APPLIANCES
There is no legal requirement to provide appliances in a rental property and it is possible that tenants will be moving into a property with fridges, washing machines and dishwashers in tow. However, more often than not these days, kitchens are fitted with integral appliances which should be left in situ, especially ovens and hobs. Bearing in mind, that a landlord is reasonably responsible for repairs and renewals of appliances supplied as part of the tenancy, we would normally recommend providing at least a cooker / oven and hob as these normally require specialist skills to install and remove. We would also highly recommend that a Portable Appliance Test is carried out on any other electrical item supplied in the property.
Whatever you decide to leave as part of the tenancy, you should advise Cox & Company as soon as viewings commence on the property, so that we may have all the information to hand when showing prospective tenants around.
