MANAGED
The full Management Service is defined in The Agreement but in summary it comprises of taking responsibility for the following:
- Taking photographs and preparing property details.
- Advising as to the likely rental income.
- Displaying the property in the local press (& on our website if appropriate)
- Advertising the property particulars at the office.
- Erecting a ‘To Let’ board at the property where appropriate.
- Arranging for postal distribution of property details to prospective tenants.
- Accompanying prospective tenants around the property.
- Interviewing and screening the prospective tenants.
- Obtaining credit references and references from previous Landlord if applicable and employer.
- Preparation of Tenancy Agreements.
- Receiving rents, monitoring of payment record and transfer to Landlord’s nominated account.
- Collecting a deposit from the tenant to be held as stakeholders until the end of the tenancy.
- Registering the deposit with The Dispute Service in accordance with the terms of the Tenancy Deposit Protection regulations.
- Recording of gas, electrical and furnishing checks – certification if necessary.
- Registering new tenants with the Council Tax dept and dealing with general correspondence.
- Carrying out periodic inspections of the property to ensure the property is being cared for.
- Setting up tenant rent guarantee scheme if required (there are costs related to this)
- The preparation of an inventory and General Condition Report as required.
- Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement.
- Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
- Making payments on behalf of the Landlord from rents received for water rates, insurance premiums etc. as instructed.
- Carrying out a full property visit and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant’s deposit.
