LET ONLY

The Set-up/Letting Only service comprises of the following:

• Inspecting the property and advising the owner on current rent, furnishings, refurbishment and related matters.

• Listing and advertising the property through press, the Internet, contacting existing applicants or via sub agents and erecting a signboard to assist marketing.

• Interviewing of all applicants and arranging viewings accompanied by a representative  if required.

• Take up necessary references and/or credit card checks on prospective tenants.

• Issue to the tenant any legal notices that may be required at the start of the tenancy.

• Advise the tenant of his/her obligations.

• Prepare tenancy agreement, and sign on your behalf.

• Collect the first months rent to be transferred to the Landlord after agreed fees are deducted, with tenancy documentation, as a package.

• Collect a deposit of at least one and a half months rent which will be registered under the terms of the Tenancy Deposit Protection regulations and held by Cox & Company for the duration of the tenancy.

• Produce a descriptive and photograohic inventory of the condition of the propetry and its contents.

• Produce a Standing Order mandate requesting future rents to be paid direct from tenant to landlord.

• Attend the property at the end of the tenancy to perform a final inspection.
